Wondering If You Missed the Best Time To Sell? Not Quite.

According to Realtor.com, the week of April 13–19 was projected to be the best time to list a home this year. And if that week has already passed, you might be asking yourself: did I miss the window? The good news — not at all. Here’s why.

While that prediction is based on Realtor.com’s own analysis, other real estate sources use different data and approaches — which means their findings often vary. In this case, that’s a positive for sellers. Zillow, for example, says the optimal time to list is still on the horizon.

Zillow’s latest research suggests that homes listed in late May tend to sell for more, based on trends from last year. Their reasoning?

“Search activity typically peaks before Memorial Day, as shoppers get serious about house hunting before their summer vacation and the new school year in the fall. By targeting late spring, sellers can get their home listed when the most shoppers are looking. When more buyers are competing for homes, sellers can command a higher price.”

They’re not alone. ATTOM Data analyzed more than 59 million home sales over the past 13 years and found that May listings consistently perform well:

“Freshly compiled sales statistics from ATTOM demonstrate that home sellers continue to reap significant benefits from listing their properties during the month of May. Examination of home sales trends spanning thirteen years reveals that, on average, sellers are commanding 11.1 percent premium above the estimated market value.”

Even Bankrate reinforces that April and May are typically prime selling months:

“Some patterns and trends usually do hold true throughout the year, and one is that spring continues to be the best time to sell. Sellers can net thousands of dollars more if they sell during the peak months of April and May. . .”

In short, the opportunity to sell in a strong market is still very much alive. There’s still time to take advantage of this busy season and position your home for top dollar.
