Even with more homes hitting the market, some buyers are still struggling to find the right one at the right price. Maybe the layout doesn’t feel quite right, maybe it needs updates, or maybe everything available just looks the same.
That’s why more buyers are turning to new construction and discovering some of the best deals available today.
Why? Many builders currently have more completed homes sitting on the market than usual, and they’re motivated to sell. Builders run a business, and holding on to inventory isn’t in their interest. They’d rather sell now so they can move forward with their next projects. That motivation can work in your favor.
As Lance Lambert, Co-Founder of ResiClub, explains:
“In housing markets where unsold completed inventory has built up, many homebuilders have pulled back on their spec builds, and many are doing bigger incentives or outright price cuts to move unsold inventory.”
Incentives Are at a Five Year High
Data from the National Association of Home Builders (NAHB) shows that 66% of builders offered sales incentives in August. That’s not only the highest point this year but also the highest in the past five years.

In other words, two out of every three builders are offering something extra to close a deal. And when builders sweeten the offer, it’s buyers like you who come out ahead.
Price Cuts Are Back
One of the most common incentives right now is price adjustments. According to NAHB, nearly 40% of builders are reducing prices. On average, they’re cutting about 5% off the purchase price.

For example, on a $500,000 home, a 5% reduction saves you $25,000. That kind of savings could be the difference between settling for a home that “almost” works and finally landing one that’s exactly what you need.
And even if the builder isn’t willing to cut the price, they often have other options. As Realtor.com points out:
“…there are deals to be found in the market for new homes, with builders increasingly willing to negotiate on price or offer incentives such as rate buydowns and closing cost assistance.”
Why This Matters for You
As a buyer, you’re not just looking for any house, you’re looking for your house. One that fits your lifestyle, your needs, and your vision of home. New builds often check those boxes by offering:
- Spacious kitchens and open layouts
- Energy efficiency (which can lower your utility bills)
- Smart-home features
- Peace of mind with fewer repairs from day one
With today’s incentives, buying a new home may be more within reach than it has been in years.
One Word of Advice: Don’t Go At It Alone
If you decide to explore new construction, make sure you bring your own agent. Builder representatives are there to protect the builder’s interests, not yours. Having your own agent ensures someone is looking out for you by:
- Analyzing the numbers beyond the sales pitch
- Identifying which incentives are truly valuable
- Handling negotiations to secure the best deal possible
- Keeping your goals as the top priority
Bottom Line
If you’re not finding a home that feels like the right fit, new construction may be the opportunity you’ve been waiting for. With incentives at record highs, price cuts available, and builders eager to sell, this is one of the best times in years to consider a new build.
