This is an exciting story! When we meet the owners, they were in transition with a daughter’s family living with them. It was just too small for all the stuff. It was impossible to clean and tough to get around. We took it upon ourselves to get this wonderful family top dollar as the proceeds were going towards helping their daughter purchase her first home.

We asked the owners to finalize their move out in two weeks and budgeted a two-week, $20,000 renovation that we knew would add incredible value. We believed the home would sell for around $1,000,000 without the work and hoped for much more after renovation. We brought in painters and new carpet, then Chris and our Renovation Team installed new appliances, new faucets, and fixtures, lights, and renovated the back yard pergola. The goal was to take the chrome and gold 80’s 2,000’s out of the home and add some modern matte black to the design, and it worked!

Our Staging Team completely staged the home (watch the video) and brought the home to market exactly two weeks after the owners moved out, on budget, and started with open houses the following Saturday and Sunday. Given the current market, we had nearly 60 parties through. Within the next few days, we collected 25 offers and responded to most of the strongest, with all respondees getting back to us with their final price and terms. We weren’t surprised due to the WOW that every visitor had when they entered the home. We can dream of selling the home to everyone who entered however we could only choose one. We left that to the owners who had a difficult decision with two offers very close and ultimately they chose a wonderful family at $1,200,000. The agent who brought this family knew that her client had been looking for a long time and this was going to be their home and wrote an offer that was easy to accept. The transaction went smoothly and they are loving their new home.

Ultimately our decision to renovate brought a 10X return, $20k for a $200k boost in value! Holly & Chris’s renovation division came together and hit it out of the park with this one, and can’t wait for the next
