Why Buyers Shouldn't Overlook a Fall Move

You've been waiting for something to change before you buy. But it might not be the thing you expected.

While mortgage rates continue to get plenty of attention, savvy buyers know the season itself can create opportunities.

As fall arrives, buyers often benefit from more homes to choose from, softer prices, and less competition. That's why Hannah Jones, Senior Economist at Realtor.com, says:

We always see that the best time to buy window usually falls in the early fall around October.

So if you've been holding off in hopes of a better time to buy, fall may be worth a closer look, even with mortgage rates where they are.

1. There Are More Homes To Choose From

Limited inventory has been a major challenge for buyers in recent years. The good news is that the fall season can bring more opportunities to the market.

According to seasonal trends in Realtor.com data, the number of homes available for sale typically rises during September, October, and November, making this the time of year when buyers generally have the most inventory to consider (see graph below):


Why does this happen? Not every home listed during the spring and summer sells right away. Some remain on the market while new listings continue to come in, causing the available inventory to build as the year progresses.

By fall, buyers typically have the widest selection of homes to choose from all year. That gives you more opportunities to find something that fits both your needs and your budget. And this year, that advantage could be even greater. When mortgage rates stay elevated for longer, they can encourage inventory to build further.

More options can mean fewer compromises. Instead of settling for whatever happens to be available, you have a better chance of finding the home that's actually right for you.

2. Asking Prices Start To Drop

Having more homes to choose from is a definite advantage. But selection only goes so far if the prices don't fit your budget. That's where fall offers another potential benefit: asking prices typically begin moving lower as the season progresses.

HousingWire data shows how this seasonal pattern has played out over time (see graph below):

Here's what happens. Spring and early summer are typically the strongest selling seasons, giving homeowners more confidence to test higher asking prices while buyer demand is high.

Once fall arrives, that advantage starts to fade. With fewer buyers actively shopping as the weather cools, sellers may become more willing to adjust their pricing to attract the buyers who are still in the market. For you, that can create an opportunity to find a better price.

3. More Sellers Are Willing To Negotiate

Fall can offer buyers more than just a wider selection and potentially lower prices. It can also bring more sellers who are increasingly motivated to reach an agreement and move forward.

The numbers support that shift. According to Realtor.com data, price reductions typically reach their highest point during the fall in most years (see graph below):

The difference from summer may not be dramatic, but buying this fall could give you more room to negotiate than waiting until the first half of 2027. Here's why.

Sellers who still have their homes on the market as the holidays approach may be more motivated to get a deal across the finish line. At the same time, fewer buyers are typically active in the fall, which can give you another advantage when negotiating.

As the National Association of Realtors (NAR) explains:

Less competition can lead to better deals. While homes are not selling as fast as during the summer, sellers may be more willing to negotiate.

A modest concession from the seller can still have a meaningful impact on your overall purchase.

For example, a 5% reduction on a $500,000 home saves you $25,000. That could mean borrowing less, keeping more cash in your savings, having extra room for updates once you move in, or simply making your monthly payment easier to manage.

Every market has its own dynamics, so the experience can vary depending on where you live. But one thing remains consistent: fall tends to give buyers three important advantages, more homes to choose from, lower asking prices, and sellers who may be more motivated.
